Swallow Barton   is let out all through the year.



• During the summer months and school half-term holidays we are often booked up well in advance so an early booking is recommended!

The early bird catches the worm!

• Bookings normally run from Saturday to Saturday but outside the main season we accept midweek bookings and short breaks.



• Last-minute bookings may also be available at a discount, especially outside of the summer months. So if the weather forecast sounds good for the next few days, have a look at our website – you might just pick up a bargain break!



• Yarnscombe village is extremely quiet and peaceful although you may find that the dawn chorus starts quite early in the morning during the summer months!



• Jackdaws, collared doves and woodpigeons all take part as well as the more pleasant sounding songbirds.

• At other times of the year owls can be heard in nearby trees in the evenings.



Baa! Baa!

• The bleating of sheep can also be heard at almost any time of year!



• Watching the wildlife in our garden is one of our regular activities! Many different species of wild birds visit us through the year.

• House sparrows, blue tits, great tits, hedge sparrows, blackbirds, wrens and of course swallows all nest in our garden.

• 2007 was a very difficult summer for the swallows because of the rain and a couple of nests failed because the parents could not get enough insects for the youngsters at the right time.

• The cottage has double glazed, wood-framed windows and full central heating. There are thermostatically controlled radiators in every room.

• Although the heating is usually switched off during the summer we will switch it on if necessary when the weather is particularly cold such as in the summer of 2007!



• Hot water is supplied from an oil-fired combination boiler which means that when the boiler is on there is no shortage of hot water. The boiler is on from 7am until 11pm and can be left on all night if required.

Time to get up!





• All beds have duvets and the bed linen is changed every week. There are spare blankets if needed.



• The cottage has an iron and ironing board and a useful clothes basket and clothes pegs in case you wish to hang washing out on the rotary clothes line in the garden.

Everything you need in the kitchen!


• We supply a towel for the kitchen and tea towels.



• Although the kitchen is well supplied with cooking utensils we are always happy to lend guests any extras they might require such as a wok.



When you arrive you will find tea, coffee, fresh milk and sugar - just in case you haven't been able to shop before you reach Yarnscombe!



• Some of our guests who do their supermarket shopping online arrange for a delivery to Swallow Barton on the same day as they arrive. We are happy to ensure that deliveries are made directly to the cottage if you warn us of your expected arrival time and the scheduled delivery time!



• The cottage has an iron and ironing board, hair drier and first aid kit. There is also an emergency sewing kit in case of loose buttons!





• For young children there are a number of cartoon and other videos as well as childrens toys and games. There is even a hidden toy box!

• For older children and grownups there are some playing cards and jigsaw puzzles.













The village of Yarnscombe

• The village has a population of around 320 people in about 100 households, half of which are in or around the village centre. There are fewer than ten working farms in the parish.

• The parish covers an area of about 5½ square miles (1400 hectares).

• The name Yarnscombe means “valley of the eagles”.

• Yarnscombe has its own village website and also an entry in Wikipedia!



• We have no pub, no schools and no shops. There is a bus which comes to the village once a week.

• But we do have some very nice pubs and restaurants just a couple of miles away!



• The church of St Andrews is near the centre of the village.

Swallow Barton

• Cars can be parked immediately outside the cottage.

Convenient car parking

• There is plenty of turning space for vehicles at the top end of the drive outside our two garages.


• A small step outside the double front door leads to the cottage.


• On entering Swallow Barton through the front door you find yourself in the main living area.


• The inner doors, living room ceiling and gallery rails are all made of varnished pine.


• The cottage has a 21" colour television, Freeview box, DVD player and VHS video player as well as an FM radio / cassette tape / CD player.


• There are a number of VHS videos – both adult and children’s – just in case of bad weather!


• When you enter the cottage, a door to your right leads to the kitchen down two steps.


• On your left there is a short staircase of four steps up to a small landing where two doors lead to the main bedroom and to the bathroom.


Comfortable furniture




• Two further steps up to the right lead to the gallery which runs along the back of the main living area. This leads to the second bedroom.







• The main bedroom has a king-sized double bed with a duvet, a set of drawers, a dressing table and wardrobe as well as two bedside units and a full-length mirror. There are spare blankets.

• The window looks out on to the driveway and garden at the front of the cottage.









• The second bedroom has two single beds with duvets, a set of drawers, a built-in wardrobe and a bedside unit.


• The window looks out on to the driveway and garden at the front of the cottage.


• In the ceiling there is a 'Sun Tube' to provide extra lighting during the day.


• The window is low and is fitted with a safety catch so that it cannot be opened by young children.


• The ceiling slopes down towards the window to less than adult height.


• There is a folding travel cot in the cottage which can be used if required. It is normally kept in a cupboard. We ask guests to bring their own baby bedding if the cot is being used.




• The kitchen is a good size and has a table and four chairs in the centre. The equipment is all electric:



• As you can see from the pictures the oven, hob, refigerator, freezer, dishwasher and washer-drier are all built in and have matching doors.



• We supply full instructions for using the oven, hob, microwave,dishwasher and washing machine/drier.



• We provide some sachets for initial use of the dishwasher and washing machine.

• The bathroom has a bath, shower cubicle, washbasin and WC. There is a heated towel rail.

• Clean towels are supplied and these are changed at weekends and before new guests arrive.

• We can also lend you beach towels at no charge. (We ask for a small refundable deposit).


• You will find complimentary soap and shampoo sachets on your arrival.






Swallow Barton shares the driveway with our own house Little Barton. The cottage is on one side, and our house is on the other, at the lower end of the drive. The driveway is only accessible to our guests and to us.





• The driveway slopes gradually so the window of the main bedroom opens out onto the driveway but the second bedroom is above the kitchen.










































A guide to the garden


• Guests are welcome to use the garden. There is a wooden swing seat and also a round picnic table and chairs.



• A sunlounger and a gazebo are also available.



• The garden is quiet and relaxing.


No hammock yet!


• The concrete area at the top of the drive can be used for barbecues.
